When Choosing a Contractor

We understand your concerns about working with a contractor, so we built our company around the priority of putting your mind at ease.

(1) Is your contractor licensed and insured? 

We are.  We possess all the state, local and commercial qualifications to do your job the right way, because that’s what matters to us, and to you.

(2) Has your contractor been in the industry for a while?

  We have.  In fact, we have over 20 years combined experience in the contracting as well as related fields.  Our company was built by former insurance adjusters who understand construction from both sides of the claim. 

(3) Does your contractor operate within the bounds of the law?

We do. We are tenacious about abiding by federal, state and local laws and will NEVER put our clients in a compromising position.

(4) Does your contractor have special certifications with roofing materials suppliers?

We have them.  We are an Owens Corning Preferred Contractor and possess Top of the Roof ™ certification. 

(5) Does your contractor listen to you?

We listen.  In fact, we pride ourselves on how we work with our clients – we hear your concerns and take note of your particular needs, then map a solution that meets them.

STORM DAMAGE INSURANCE CLAIMS

  • Find a reputable contractor that understands the insurance claims process:
  • Find a Contractor that offers a free inspection to document and share photos of the storm damage.
  • Do your research on Google Reviews and the Better Business Bureau (BBB) and do NOT sign a contract until your claim is approved.
  • Prior to filing a claim, make sure to understand the following:
    • Do you have an RCV or ACV policy?
    • How much is your deductible?
    • Date of Loss (Storm date)
    • Do you have a matching policy endorsement?
    • What is the $ limit if material is discontinued?
  • Understanding Policy Language:
    • Deductible = The amount of money you will pay out of pocket before your insurance company will pay on the claim.
    • RCV = Replacement Cost Value = The total amount of the claim, insurance will pay all minus the deductible which is the insureds out of pocket expense paid to the contractor.
    • ACV = Actual Cash Value = Your policy will only pay todays value minus depreciation to repair or replace your damaged property, meaning you will have to pay the deductible and the deprecation amount.  If the insurance company doesn’t approve everything required up front per code or damaged, homeowner’s out-of-pocket will go up as they did not approve all items correctly initially.
    • Depreciation = The amount deducted from the replacement cost based upon the age and condition of the item being replaced, meaning the difference between RCV and ACV.
    • Matching Policy Endorsement = You will want to ensure you have this endorsement to cover the entire property.  If the insurance company only approves individual slopes of a roof or individual elevations of siding, the contractor will pull a sample and identify if it is available or not to see if that individual elevation will match the rest of the property. If you do not have matching, you may not be covered for all roof slope or siding elevations in the event a product is discontinued and would be an extra out of pocket expense for the insured to complete all repairs.
  • Contacting your insurance company to file a claim
  • They will provide you with a Claim # and schedule an insurance adjuster contact info/inspection appointment
  • Insist that your chosen contractor be present during the inspection to ensure the adjuster plays fair and provides a fair assessment
  • It is best to have the adjuster contact your contractor directly to schedule the inspection.
  • Watch for payments/insurance estimate/sign contract
  • Go over the estimate with your chosen contractor to ensure everything that was damaged to your home was inspected thoroughly.  If there are differences, the contractor will work with the insurance company to determine supplemental items required for proper installation.
  • 1st Payment (Down Payment) = Covers cost of materials
  • If your Mortgage company is listed on the check they will need to sign off along with all payees on the check.
  • Supplemental Payment(s) = Payment(s) for approved items that were missed during initial inspection that are required per code requirements and/or manufacturer specs.

*If Corbin Exteriors gets change order items approved, we will complete the work

**If your claim gets denied, don’t worry as you are entitled to a re-inspection

  • ACV Check/Mortgage company
  • ACV check and deductible amount is due the day of install or prior.
  • Storm Damage repairs completed and city inspections are passed
  • Final payment made to the contractor as soon as possible.
  • Contractor will provide a signed lien waiver that all work has been completed.

  • Timeline
  • Roof(s) = Depend on the size, steepness, number of buildings and deck sheathing replacement, most roofs take 1 day.
  • Siding = Depend on the size, number of buildings and how many corners, most will take 1-2 weeks.
  • Safety:  During any project, there will be constant hammering, footsteps on the roof and other sounds.  We highly recommend that smaller kids and pets to leave premises if this is a concern as well as to ensure safety during the removal and installation. Every effort is made to clean after install, please excuse a stray nail or piece of shingle/siding.
  • Preparing your property and valuables for Installation:
  • Move vehicles from the house/garage and/or cover them to protect from dust, wood and other items that may fall from installation.
  • Homeowner to remove any valuables from walls and from the perimeter of house and cover anything in the attic/garage to protect from dust, wood or any other items that may fall from installation and/or cutting ridge vent.
  • Protect your patio furniture and yard items by covering them or moving them away from the exteriors of the property.
  • Please cut the grass and pick up dog droppings or any other debris to make it easier for our crew to clean up and collect nails after install.
  • Material and Dumpster Placement:
  • Materials can be delivered anytime 2 days prior to the same date as build date. The materials will be placed on the rooftop, driveway, or grass.

The City Permit will be placed in a bag and taped to front door.  Please do NOT remove it

DAY OF INSTALL:  

  • ROOFING/SIDING/WINDOWS BUILD:
  • EARLY MORNING (COULD BE SUNRISE) AND LATE EVENINGS (COULD BE SUNSET)
  • Our goal is to professionally finish your project as fast as we can, often in one day, so we can avoid any unforeseen weather problems and get you back to your normal life as quick as possible.
  • TEAROFF & DEBRIS REMOVAL
  • Although our crews do a very thorough clean at the end of the job, you will have a large mess during the project. We are removing several thousand pounds of shingles and our goal is to get your roof watertight as soon as possible. As a result, the debris often remains a bit scattered during the project. We suggest not using the driveway until we have had a chance to pick up nails.
  • MILD DAMAGE TO LANDSCAPE 
    • The crews will protect fragile plants with plywood, tarps, and buckets, but some larger items can’t be efficiently protected. A small snapped branch is rare, but is possible.
  • DELAYS 
    • Weather issues could delay a scheduled build. Corbin Exteriors will contact you as soon as a decision to postpone has been made.
  • AFTER THE BUILD - REMAINING CLEAN UP
  • It is possible that a small wrapper or piece of shingle shows up after we leave. Sometimes these can blow out of trees/landscape or out of the debris trailer. We do our best to be very thorough in clean up but occasionally items are missed. We will use magnets to pick up nails and metal debris and will work hard to pick up what can be seen.
  • DEBRIS TRAILER 
  • It will usually be removed the day after the build but occasionally could take an extra day.
  • LEFTOVER MATERIALS 
  • We will return within 10 days to pick up the remaining materials.
  • BROWN GRASS 
  • Sometimes the hot shingles from the roof or pallets of new materials can cause your grass to turn brown. This is temporary discoloration, and your green grass will return within 1-2 weeks. Extra water in these areas usually helps them come back faster.
  • ROOF SHEATHING – Sometimes the condition of the roof boards requires replacement.  Corbin Exteriors will supplement insurance to try and get them to pay the full roof sheathing if city codes or manufacturing specs require it and insurance will send you another check and insurance estimate. 

 

WARRANTY

ROOFING WARRANTY:

All materials are guaranteed under the manufacturer's warranty and the Company further warrants that any roofing home improvements shall be free from all defects caused by faulty workmanship for a period of ten (10) years from the date of installation.

SIDING WARRANTY:

All materials are guaranteed under the manufacturer's warranty and the Company further warrants that any siding home improvements shall be free from all defects caused by faulty workmanship for a period of three (3) years from the date of installation.

MANUFACTURER WARRANTIES:

All Manufacturer Warranties will be found on websites of certain manufacturers and Corbin Exteriors installs all products according to the installation requirements.  Any modifications/damage made to work done by Corbin Exteriors by anyone outside of the company voids all warranties.

GENERAL WARRANTIES:

Pursuant to Minn. Stat. 302A.02 Subd. 3(c), for all repairs not covered by the above warranties, during the one-year period from and after the warranty date the home improvement provided by the Company shall be free from defects caused by faulty workmanship and defective materials due to noncompliance with building standards. EXCLUSION – The above warranties specifically DO NOT EXTEND TO THE FOLLOWING: 
-loss or damage not reported by the vendee or the owner to the Company or the home improvement contractor in writing within six months after the vendee or the owner discovers or should have discovered the loss or damage. 
- loss or damage caused by defects in design, installation, or materials which the vendee or owner supplied, installed, or directed to be installed. 
-loss or damage from normal wear and tear. 
-loss or damage from normal shrinkage caused by drying of the dwelling or the home improvement within tolerance of building standards. 
-loss or damage from dampness and condensation due to insufficient ventilation after occupancy. 
-loss or damage from negligence, improper maintenance or alteration of the dwelling or the home improvement by parties other than the vendor or the home improvement contractor. 
-landscaping or insect loss or damage 
-loss or damage from the failure to maintain the dwelling or the home improvement in good repair. 
-loss or damage which the vendee or owner, whenever feasible, has not taken timely action to minimize. 
-loss or damage which occurs after the dwelling or the home improvement is no longer used primarily as a residence. 
-accidental loss or damage usually described as acts of God, including but not limited to fire, explosion, smoke, water escape, windstorm, hail or lightening, falling trees, aircraft and vehicles, flood, and earthquake, except when the loss or damage is caused by failure to comply with building standards. 
-loss or damage due to defects in the existing structure and systems not caused by the home improvement. 
-any loss or damage due to ice dams or excessive winds (in excess of 60mph).
